I’ve had a basic CIBC credit card for exactly 2 years with a $1,000 limit. My monthly spending typically ranges from $1,000 to $3,000, so whenever I use more than $300 (30% of my limit), I make payments of $100 to $300 to keep my balance under that threshold. I make payments on a weekly or biweekly basis, depending on my spending, to make sure I'm reported as staying under 30% utilization. Note that I make enough money to support this spending, I just want to stay under that utilization limit. My credit score did take a large dip because one of my auto-payments bounced (mixed up my accounts and there wasn't enough money in the auto-pay account), but it's recovered and is at it's all time high right now (high 700s). I'll make sure that this won't happen again. I’m wondering what people’s thoughts are on the value of buying a house today. In short, i don’t think it’s worth it and wonder if I’m the crazy one. Everyone seems to be obsessed with buying a house like it’s an essential milestone of adulthood or a necessity to start a family or something. The way i see it, rent increases are capped but house prices aren’t so if the prices have increased so drastically in the past years, why not just rent? Why buy some ridiculously overpriced asset if you can rent it? You can take the money saved over a mortgage and invest it. Renting is essentially like shorting housing prices, so if prices are truly insane it should be a comparable or better deal even with the extra leverage on a mortgage. I think it may be psychologically easier to know a house is paid off so you can live rent free but mortgages are long with current prices and you should be able to get the same security with a solid portfolio and financial planning. I rent a house now so it’s just as suitable for a family as it would be if i bought it minus the maintenance headaches. So my plan is to keep renting. I don’t mean to pass judgement on anyone’s choices and preferences. Actually more...Sounds kinda wild but I have this week to waive conditions. Their last reserve fund study was technically 2017. Company did site visit may 2017 but the final copy was labelled August 2018 and may not have been distributed til later. They did the site visit may of 2022, draft sent April 2023, had some questions, clarifications, etc. and got back Nov.. minutes in April 2024 said it was being reviewed by management company or something and now board is finalizing bridge releasing currently so no one has it. Ngl it worries me, but the minutes show lots of due diligence to actually maintaining the property and following through on stuff from last one, also extra insulation from gov grants etc. have a resident hired just to be like a caretaker of the property in addition to management company. Reserve fund a bit higher than where last study forecasted (although covid inflation...). Over 2.2 million for 144 townhouses. would rather not walk away, but it's a crazy long turn around (included changing management companies in there) and missing important info . Looking around I see a few other threads of late studies... Seems common unfortunately... although this one is longer than a lot of others. Is its late period based on when the last one was actually issued or when it was started? Either way it feels like bg the time it's released it will be outdated... One hopes the board used the drafts for planning. More transparency and getting info out is needed at the very least even if they have been following it If I do walk away does anyone know what to do with rrsp? Hello guys, a friend recently came to me for help and I find his situation very strange Long story short, he started a corporation with 3 other people, there is no document whatsoever regarding share divide. (There is a letter of incorporation ) The company is already in business and they are making a profit , but none of them know how much percentage of shares each of them own. How is this possible? The card has a 12.99% annual interest rate and 24.99% on cash advances, with a $0 annual fee. The 1.99% rate on balance transfers is available for 18 months. Currently, I have $10k in credit card debt with TD at 17.99% APR. From what I understand, it seems like I can transfer my current debt to this card at 1.99% for 18 months and pay it off during that time. Is there any catch’s I should be aware of? This is probably a dumb question so don't upvote... I just had a kid and took off 5 weeks from work for parental leave. I had to go on EI for those 5 weeks, and my work will top up my pay once I submit the EI statements. I applied for EI and eventually started getting paid. The EI application says it's for parental leave and for a period of 5 weeks. Apparently I don't get paid in week 1, so I expected to only get 4 payments. I returned back to work last week. Today I got paid for week 5 of parental leave as well as an extra week. My parental leave was supposed to end on Sept 28, however there's a payment for the week after that according to the EI statements. Wtf. Is there an easy way to fix this that doesn't involve spending hours on the phone or going in person to service Canada? Hey everyone, it's been a while since I've cracked open an accounting textbook and while I have good grasp on investment and personal finance I'm looking for some information on what I should expect come tax time. This September we sold our rental condo for $110,000. We ended up with approximately $8000 after paying out the mortgage, real estate fees, lawyer fees etc. My now wife purchased the condo in 2014 for $152,000. She lived their alone for a about a year and a half until I moved in in 2016. I lived there with her for about 1 year until we purchased a house in the spring of 2017 (got married in fall of 2017) and we began renting the condo in August of 2017. We have also claimed the rental income split evenly on our tax returns and have deducted our expenses accordingly but never claimed a CCA deduction. In the 2022 tax year I locked in a capital gain of about $22,000 by selling about $42,000 worth of a stock in a non-registered account. I owed tax on approximately $11,000 but transferred the $42,000 into my RRSP so I received a refund in that year. My main question are: Will it be a simple process for declaring the condo as our primary residence in 2014, 2015, and 2016? And then as a rental from 2017 onward? Since I wasn't an owner for the first few years will that complicate the capital loss calculation and how it can be spread between the two of us? Is it possible for my to claim more of the capital loss and carry it back to 2022 to eliminate my capital gain in that year? We did not get the condo assessed when it became a rental. Well guys I am in a serious pickle right now😂 I sent a wire transfer using Convera at my local BMO branch to my graduate school in Australia on September 23rd. I also diligently followed the instructions given to me by Convera and evrn called them to provide support when filling out the wire (seems like the information was wrong). I waited a full seven business days to see if anything would send. Lo and behold! Nothing. So I called Convera on Thursday and they are asking me for the SWIFT MT199. I then proceeded to go to my branch at 9:30 the following morning and the teller informed me he had sent out a message to BMO's wire transfer team. Since he works on Tuesday, he let me know to come tomorrow or he will call me and let me know. Now it is Monday evening and I decided to see what I can do to figure this out. What I read really blew me away. Apparently it took most people 6 to weeks to fix this transaction. I dont have 6 weeks, the university starts in January and they need the money to arrive before giving me my COE for my student visa application which could take a month to do. Info:I reside in bc,Vancouver area Basically, I just found out today that there were 2 collection charges on my credit history. I have already contacted equifax and disputed the charges. They said it.will take 20 to 30 day for the dispute. The two collection charges were for someone who had a name similar to mine,with the exception of one letter.They also seem to have tje same birthday as me. Their mailing address was different tho. Now my question is, is there any way to reverse the demage done to my credit? Can i/should I sue someone ?And if so,who would I sue? The agency that put those charges on my account? For some context: I’m 30, my wife is also 30. We make about $150k combined, gross. We own our home with about 100-130k in equity. Mortgage payment + strata is ~2k, likely going up to ~$2,500 in 2026 when we renew. I have about 50k in retirement savings, she has about 38k. We have no other debt but will borrow ~$10k for a car next year, putting about 20k down. Oh, and no kids! SO. I want to travel, and so does my wife. Not a ton, but take a week long trip to Europe next year, go to Vegas in the spring, maybe go somewhere tropical in spring 2026. We can swing all of this, but… it would mean saving either nothing or very little for retirement in that time. By some metrics (1x your salary at 30), we are behind. I want to note that we almost certainly won’t be inheriting any money in the future. My feeling is that I’m young, nothing is promised, I haven’t mortgaged the future: spend the money and travel for the next 3-4 years and if that means not saving for retirement that’s fine.
